TWO new developments in Denton show that east Manchester and Tameside are the city's top property hot spots, say experts.

Rok Development has been given planning permission for a new 43,000 sq ft warehouse development at Parkway, Denton, whilst Property Alliance have let the first unit at their 24,000 sq ft office scheme at the nearby Orbital 24 site.

Rok bought the 2.3 acre site from United Utilities and plans to start development work in the late summer with a six-month building programme.

Steve Brittle at joint agent NAI Fuller Peiser's Manchester office, said: "We are already close to securing deals at three units at the site, which would mean there is only 50 per cent left to let.

"Denton is an extremely attractive distribution location, just 4.5 miles from the city centre at the junction of the M60 and M67, whilst an additional working time directive has created a need for smaller satellite distribution facilities close to urban areas and with excellent communications links. Rok's scheme will match this type of demand perfectly."

Existing occupiers on the park include an Esporta Health and Fitness Centre, a My Pet Stop petcare centre and a Saint-Gobain Tile Centre. Among the neighbours are Sainsbury's supermarket; the Stable Gate pub and restaurant; a Premier Travel Inn and a Toyota dealership.

In a separate deal, Manchester-based Property Alliance Group have completed the sale of a new self-contained office building at their Orbital 24 development in Denton. The buyer is engineering consultancy Haden Freeman.

Dominic Pozzoni, director at Property Alliance Group, said: "We are receiving good levels of interest in the remaining units of 3,000 to 6,000 sq ft from a number of local businesses together with companies relocating in the Greater Manchester area wanting to have good access to the M60, Manchester Airport and the city centre."
