Seventy-nine-year-old Peggy Litton has built up successful riding stables and a stud here, runs a dog kennels and also homes an assorted collection of ducks, hens and cats.
But now she has decided to sell and move, lock, stock and stable, to the south coast to be nearer her children. So Rock Bank, and, more importantly, the five or more acres of land that go with it, is on the market with a é3m price tag.
This sort of opportunity in this sort of spot does not come up very often and the developers are falling over themselves to take a look.

The house itself, though big, is dilapidated and will inevitably be flattened to unlock the full potential of the land which runs behind other properties on Leigh Road right back to the manicured greens of the Worsley Marriott Golf Course.
It is an interesting spot - a country farm, and all that that entails, nestled off a busy main road and neighbouring some of the most expensive houses in the area.
Wherever you look there are animals: horses, not just in the fields but peering from all manner of outbuildings, dogs barking in the kennels, birds in an aviary near the house and ducks escorting you at all times.
There is extensive stabling and a large, open-sided ménage with corrugated roof, as well as an assortment of other outbuildings.
The equestrian angle is important here because across from the property, on the other side of Leigh Road, is where Peel Holdings is planning to build a new racecourse.
Joanne said: "It would be great for the local area if this site was developed as stabling and an exercise area linked to any future racecourse. It would maintain its function."
Flaw
The only flaw in that plan is the fact that it is nigh impossible to cross Leigh Road on foot, never mind leading an unpredictable animal.
And this is prime real estate, so where you and I see fields, developers see the potential for 12 half-acre plots with the golf course behind that would fetch more than é1m each.
However, this is greenbelt land and while one builder has already approached the city council to explore the possibility of it being changed, the likelihood is that it won't happen in the immediate future.
The third option would be for the site to be sold and redeveloped as one stunning property with its own stabling and paddocks that would undoubtedly be the best house on the best road in the neighbourhood.
And you would have somewhere to hack out. The current owner has the right in perpetuity to ride out across the golf course!
