M.E.N. Residential Property Awards

THE housing schemes shorlisted in the M.E.N. Residential Property Awards have been announced.

Sifting through the entries and looking in detail at each of the developments in the six categories was not an easy day's work and, just like last year, our three independent judges were tough taskmasters.

If the entries did not make the grade the schemes were dismissed and the panel was particularly disappointed by the standard of new family homes.

Doug Chadwick, immediate past president of the Royal Institute of British Architects northwest, said: "Mass house builders have got to change what they are delivering.

"They are not building for the future, many are not even building for today and it was utterly disappointing. Which is why schemes that showed innovation and imagination shone out.

"But we have seen some exciting developments we are looking forward to visiting."

The awards are sponsored by Manchester city council, which is at the forefront of encouraging new development in the city centre and the suburbs, Manchester law firm Rowlands, which advises on all areas of property purchase, and Homebuyers Events, which runs the Property Investor Shows.

The shortlisted schemes are:

Starter Home - Sportcity Living, Countryside Properties; Moho, Castlefield, Urban Splash; No1 The Crescent, Salford, Irwell Valley Housing Association in conjunction with Lovell Homes.

Family Home - Woodland Chase, Romiley, Crosby Homes; The Way, Beswick, Lovell Partnerships.

Interior Design - Ellerslie, Altrincham, Crosby Homes; NV Buildings penthouse, Salford Quays.

Apartment - Woods End, Barlow Moor Road, Didsbury, JPS Real Estate; Romana Square, Timperley, Linden Homes; The Edge, Salford, Countryside Properties; The Lock Building, Manchester, Dandara.

Conversion - Kensington Square at the Pavillions, Macclesfield, Jones Homes; The Manor House, Northenden, Morris Homes; Ellerslie, Altrincham, Crosby Homes; Lymm Water Tower, Lymm, Russell and Jannette Harris.

Regeneration - Kian Developments, Shudehill, Crosby Homes; Waterside, Sale, Crosby Homes; Green Quarter, Manchester, Crosby Homes; Upper Eastside Valley, Artisan.

The judges will be spending the next few weeks visiting all the sites in each of the categories to help them decide which are the worthy winners.

They will be announced at a gala awards dinner at the Midland Hotel, Manchester on Tuesday, October 4.

Best Apartment and no mention of Beetham Tower? surely this must be the best apartment development in the centre of Manchester??

Some noticable schemes missing from this list. Royal Mills in Ancoats Urban Village has got to be one of the best schemes in Manchester - conversion of a listed mill complex, some new build, underground parking, great location in a Consevration Area overlooking a canal plus a mixture of uses (ie not all residential but offices, shops, bars etc.).

How can Beetham Tower (actual name Hilton Tower!) be on the short list - nobody has been inside a completed apartment yet and the developments structure is just half complete - I think your jumping the gun on that one son.

Lovells scheme in Beswick to sweep the boards for me even if the yokels cant afford to live there anymore - which is a good thing in my opinion!
