Eddie Nevins, 54, fought for his life as one of the thugs shouted to the other: "Just stab him."
The father-of-three and his attackers crashed through a set of patio doors during the struggle, which continued outside the house in Simister, Prestwich.
Mr Nevins then jumped over a wrought-iron fence and only escaped when he jumped into a lake in the back garden.
He eventually managed to reach a neighbour's house and raise the alarm.
Now he is offering a £20,000 reward to anyone who can help police catch the two balaclava-wearing thugs who attacked him.
He said: "I had just closed the door to my bedroom when it was kicked open by two men, one with a knife and one armed with a piece of wood.
"One said `Where's the cash? Where's the safe?'
"I said, `For God's sake, don't kill me'. He hit me a few times and I hit him. I don't think they expected me to fight back.

"One of them began shouting `just stab him'. If I hadn't defended myself, I think they would have killed me or tortured me."
Mr Nevins, who has been in the property business for 25 years, told how he had fought with the men on the patio before he scaled the fence and jumped into the small lake.
He climbed into a second small lake as the men ran around the side of the first one, then clambered out and to a nearby cottage and called police.
The men smashed a mirror in his house before they fled empty-handed.
Mr Nevins was taken to North Manchester General Hospital, where a gash on his head and a stab wound on his hand had to be stitched. His body has been left badly bruised.
He said: "You see this sort of thing on Crimewatch and you never expect that it's going to happen to you. It's the most terrifying thing that's every happened to me. It's lucky that my wife, Lorraine, was away.
"I'm offering a £20,000 reward to anyone who can give police information to help them arrest these men. They need to be caught before they kill somebody."
Police have launched an investigation into the attack, which happened at Mr Nevins' home between 12.30am and 12.50am on Friday. Det Sgt Dave Baines, from Bury police, said: "This attack was shocking and has left the victim injured and extremely shaken.
"The offenders have proved they are prepared to go to extreme and violent lengths to achieve their aims.
"I would appeal to anyone who knows who is responsible, or who may have been in the area just before or after the incident, to come forward and speak to police.
"I also want to hear from anyone who has noticed anyone acting suspiciously in the Simister area, possibly even days before the robbery."
