SALFORD'S property market has found the `Quay' to success as cost-conscious companies head for the waterfront.

Acting on behalf of landlord Standard Life Investments Pooled Property Pension Fund, surveyors at King Sturge have brokered a deal with the UK's leading transport advertising company, CBS Outdoor, to lease a 5,130 sq ft office suite at The Lighthouse, Salford Quays. CBS Outdoor's move to the third floor of The Lighthouse leaves just a single floor available.

Mike Hannigan, investment director at Standard Life Investments, said: "By 2011, Salford Quays is the intended new location for a purpose-built BBC media city which will become home to five BBC departments.

"Those like CBS Outdoor who relocate early to Salford Quays are showing great foresight.

"The Lighthouse is the best building on the Quays, and we are delighted to welcome CBS Outdoor," added Greg Ball, senior surveyor at King Sturge, joint agent on the building with Cushman & Wakefield.

"The location and quality of the accommodation are unsurpassed, and it has set the benchmark for office space in Salford Quays."

CBS Outdoor joins existing occupiers Pearson and Bramall Construction, which have both taken space on the first, second and fourth floors.A short walk away, the Lowry designer outlet mall provides a variety of retail and leisure amenities, including bars and restaurants, a health and fitness centre and a multiplex cinema.

In a separate move, sales agents have reported growing interest in apartments next to the Salford Quays MediaCity development. Since launching at the end of April, 11 apartments and all four penthouses at the 178-unit Heart scheme have been reserved.

"This is great news for the Heart and the wider MediaCity development", said Stephen Hogg, residential partner at King Sturge and sole agent on the scheme. "The market is very difficult at the moment, so achieving so many sales, without discounts on any, demonstrates that the right product in the right location will always attract buyers. The Heart is high-quality development within a very exciting area of the Quays, and its potential has been recognised by those wanting to be a part of one of the region's must-have addresses."

Peel Living is to build 178 waterfront apartments, due to complete in 2010, as part of the £400m MediaCity scheme.
