Student property developer Manor Property to create 180 jobs

Student property developer Manor Property Group says its new Manchester project will create up to 180 permanent jobs in the city.

The eight storey Manor Point development, which includes 676 student apartments, retail and office space at Coupland Street in Hulme, would also generate more than 300 construction and supplier jobs during the build phase.

Manor Property Group, which is based in Leeds, has applied for full planning permission for the brownfield site, which it bought for £36m last year.

The site, which has been vacant wasteland for a number of years, will cost £40m to develop.

Company director Bill Addy said: “Manor recognises the strategic importance of the Coupland Street site which is within walking distance of both the University of Manchester and Manchester Metropolitan University.

“In addition it will create an opportunity to meet the growing demand for high quality independent student accommodation in the city.

“We hope to be able to start on the site later this summer and be ready for occupancy from September, 2013.”

The site has been earmarked for development as part of the Corridor Manchester Strategic Vision.

John Broadbent, of Manchester property consultants Guest Garsden, said: “The development represents a major boost to the regeneration of the area, which has stalled during the recession.”

The design includes just over 2,000sqm of office space, and incorporates a number of sustainability and renewable energy measures, including the use of combined heat and power plant technology.

This week Manor Property Group received a setback to its plans to develop a £60m student scheme in Salford after bosses at Salford University said the proposal could undermine their own plans for a new student village.

They fear a University 'masterplan' to revitalise the campus, including a £30m student village overlooking Peel Park, could be damaged by Manor's proposed development nearby, and are considering lodging an objection with Salford Council.

Manor is one of the largest independent developers of student accommodation in the country with sites including Hull, Manchester, Salford, Birmingham, Sheffield and Leeds.

Feels like a PR piece for the Manor Property Group, for the record Manor do not come close to being the largest independent developers of student accommodation in the UK, they may have options on a number of sites, all of which are a long way from becoming bricks and mortar.
